  • HOW CAN I HAVE BULGARIAN VISA? VISA FOR PROPERTY OWNERS IN BULGARIA.

All future and current buyers of apartments and houses in Bulgaria are interested in the question: What will you give me in buying an apartment or property?
All property owners in Bulgaria can obtain multivisa of type D. in General, with this visa you can stay 90 days in every six months, or 6 months per year.
Usually the visa is issued for a period of 1 year. When re-filing and submission of documents to the visa processing time is increased to 2, 3 or 5 years.

  • HOW TO GET PERMANENT RESIDENCE IN BULGARIA?

If you decide that you like Bulgaria and want to live in the country or throughout the year or most of the year, then you can try to get a residence permit (residence permit or "temporary residence"). The easiest residence status is given to pensioners. For citizens, this process is a bit more complicated, but it is also possible.
First you have to collect the necessary set of documents in Bulgaria and in the country where you live to apply for entry visa D. This visa is issued for a period of 6 or 12 months. With this visa you must enter the country. 1 month before the visa expires, you must re-collect the bundle of documents and submit everything to the migration department in Bulgaria.
From migration, a temporary residence permit is issued. In confirmation of your permission, you receive a Bulgarian identity card (plastic card with all personal data).
It is therefore necessary to renew the residence permit once a year for 5 years. After 5 years of entering Bulgaria with D-visa, you will have the right to permanent residence and you will be issued with a permanent residence card.

  • WHAT IS PERMANENT RESIDENCE AND LONG-TERM STAY IN BULGARIA?

The difference between permanent residence and long-term residence in Bulgaria is:
To obtain permanent residence and long-term residence, we need roughly the same set of documents. The difference is that once you get a permanent residence, no further documents are required to extend your stay. For long-term residence, you must renew your status every 5 years. There is also a significant difference in the cost of processing (in particular, the state fees) for permanent residence and long-term residence.

  • HOW LONG TAKES A NOTARY CHANGE OF PROPERTY OWNERSHIP?

First of all, you should know that it is possible to re-register a property located exclusively in Bulgaria, only in Bulgaria, the re-registration of the property takes place with a notary in charge of the area where the property is located. For example, an apartment located in Sveti Vlas can be re-registered with only one of the 3 notaries of Nessebar municipality (because Sveti Vlas belongs to this municipality). The property cannot be re-registered anywhere outside Bulgaria!
The actual transfer of ownership takes 1 day. But before that, it takes time to prepare all the other documents. This usually takes from 2 to 4 weeks.
It is also very important to know that you will not receive a property document (title deed) right away. This document is sent by the notary for registration in court. This takes 1 to 3 business days. Only after registration in the court can you get the original notary deed.
